About the Development

The backstory on Ponca City's newest neighborhood.

The Drake Property — a 23.5-acre parcel located between Bluestem and Homestead, and Kyme Drive and Mockingbird along North Pecan Road — was acquired by the City of Ponca City on December 31, 2025. The conceptual plat shows 77 residential lots with two interior streets, a central park, and a south detention area. It borders Deer Place to the north and Homestead North to the northeast.

This will be the first new subdivision built in Ponca City since 2008 — a landmark moment for a city that has been working hard to address a housing shortage that affects workforce retention, economic growth, and quality of life for current and future residents.

Housing Incentive Program (HIP 2.0): In June 2021, the Ponca City Utilities Authority re-established its Housing Incentive Program with $300,000 set aside to spur new construction, lot development, and residential rehabilitation. Qualified developers enter a formal agreement with PCUA outlining the scope of work and the financial incentives provided in return.

Naming this neighborhood was one small but meaningful way the community put its stamp on Ponca City's next chapter. The top 5 names are now being presented to the City Commission for final selection. Thank you to everyone who participated!
